As you plan your 2016 (goals, resolutions, etc.), don't forget to think about any real estate accomplishments you may want to achieve this year. Whether this is the year you're finally going to become a homeowner or you're going to take the plunge and buy that vacation home you've been yearning for, it's a good time to start real estate planning.
Some of the real estate endeavors you may want to plan for include:
Become a first time homeowner:
Yes, it seems scary but becoming a homeowner is a financially savvy decision especially in today's market. If you've been renting, you've been paying your money to a landlord, which doesn't benefit you much. However, by becoming a homeowner, your money is spent paying down your loan which will eventually come back to you when you sell your home down the road.
Buy an investment property:
If you have a substantial amount of money in the bank that you're looking to invest, you may want to see how real estate can boost your portfolio. The advantage that real estate has that savings and stocks don't is leverage. Your down payment can be leveraged into the full value of the property (with the help of a loan). Not to mention any monthly income you make from renting the home!
If you already have an investment property, you may want to consider a 1031 Exchange if you want to find a new investment.

Definition of the Month

1031 Exchange

Internal Revenue Code (IRC) 1031 is the exchange of like-kind properties to postpone payment of taxes on capital gains. These properties must be for business use or investment. To (over)simplify it, you basically take the money from selling an investment/business property and buy another investment/business property.

Buy a vacation home:
Maui, anyone? Or maybe Tahoe is more your scene? Wherever your ideal vacation spot is, we can help you find a qualified agent in that area so that you can receive excellent service outside the Bishop Real Estate Group's service areas. Make 2016 your vacation home year!

Move to that neighborhood you've always been in love with:
This one may take the most time because if you're looking in a certain area or for a certain floor plan, inventory will be low and listings may be few and far between. In this case, it's best to be set up on an MLS portal that you get notified as soon as a house is listed that meets your criteria.
Refinance:
Interest rates are still low although they are on the rise so if you've been toying with the idea of refinancing, you may want to get in touch with a lender sooner rather than later. And don't forget to loan shop! Different lenders offer different programs so find the one that works best for you.
Upsize/Downsize:
If you're becoming an empty nester this year or have a little one on the way, you may want to review your space needs especially if you need to sell to buy or want to time it so that you only have to move once. A real estate agent can help you with this transition, listing your home at the right time, and finding your new right-size home.
