Seller Carry

You may have heard this term before although it’s more commonly referred to as seller financing. This simply means that the seller may be willing to carry the loan/finance all or part of the purchase. In short, it’s like a private loan. This may be a great option for a buyer who has a less than stellar credit score and is unable to receive traditional financing.

Obviously, seller financing is not an option for all or even most sellers but if the seller is in a position financially to carry, this type of private loan can be beneficial to both sellers (who will make more money on interest than having it sit in the bank) and buyers (who are able to finance their dream home). Many times, this loan comes at a higher interest rate and can be short term until buyers are able to refinance to a conventional loan with lower interest rates, although it varies case-by-case.
